reTEQ AI Broker doesn't paraphrase from a model's training data. It retrieves the actual source material — the specific line of the Arizona statute, the exact clause of the AAR form, the paragraph of your brokerage's own policy — and answers from there. Every answer carries citation pills that link back to the underlying document.

Six citation categories: STATUTE (Arizona Revised Statutes), REGULATION (Arizona Administrative Code), FORM (AAR-published forms), POLICY (your brokerage's own documents), DESIGNATED BROKER Q&A (broker-approved answers), and TRAINING (education materials). The tag tells the reader what kind of authority they're looking at at a glance.

If the corpus doesn't cover a question, the AI says so honestly. No guessing. No filling in gaps with plausible-sounding text.

01 — Grounded

The actual form, opened to the actual line.

Every AAR form is in the corpus — all 175 of them. When an answer cites a form, the form itself renders in the right-hand canvas of the app, opened to the exact line the answer references. A yellow highlight overlay marks the specific lines being cited.

This is pixel-precise. We capture the line geometry of every form during ingestion, so line 39 of the RRPC really is line 39 — not "somewhere on page 3." Contracts, addenda, disclosures, agency election forms, listing contracts, notice forms — all supported.

When AAR releases a new revision of a form, we ingest it and answers start citing the new version. Older revisions stay in the corpus so historical questions still resolve. Recent updates include RRPC Rev. 02/2026, Buyer-Broker Exclusive Employment Rev. 07/2026, and Additional Clause Addendum Rev. 11/2025 — all handled without interrupting agents mid-transaction.

02 — Forms

Built for the field, not just the desk.

Agents don't work from a desk. They're in the car between showings, walking a property, sitting with a client at a kitchen table. Voice is a fundamental feature, not an accessibility afterthought.

Voice input. Tap the mic in the composer. Ask your question at a normal pace. Stop talking. After roughly two and a half seconds of silence, a subtle indicator appears — you have one and a half seconds to hit Cancel if the transcription mis-heard something (form acronyms like "RRPC" and "BINSR" are the usual culprits). Otherwise the question sends automatically. No click required.

Voice output. Every response has a per-message speaker icon that plays a plain-English summary of the answer with a natural voice, followed by a verification cue to check the sources in the app. There's also a persistent Auto-Read toggle in the chat header — when it's on, every new answer reads itself aloud automatically. If you asked your question by voice, the answer auto-plays regardless of the toggle — voice question in, voice answer out.

03 — Voice

Explain any answer to your client in one click.

Every compliance answer is written for the agent — precise, cited, technically dense. That's the right voice for the agent's own reference. It's the wrong voice to hand directly to a first-time buyer.

Type a natural-language request — "explain this to my buyer," "in plain English," "for my client," any of about thirty recognized variations — and reTEQ generates a plain-English version alongside the original. Eighth-grade reading level. Direct "you" voice addressing the client. No statute citations, no form line numbers, no jargon.

The client version comes with a built-in disclaimer footer — "Prepared by [your name] at [your brokerage]. Based on Arizona real estate practice — for informational purposes, not legal advice." A copy icon puts the client-facing text into your clipboard, ready to paste into an email, a text message, or your transaction management system.

The agent-facing "review with your broker or attorney" reminder stays in the reTEQ interface. It doesn't go with the copied text. What lands in your client's inbox is professional, direct, and appropriately caveated.

Your policies live alongside state law.

reTEQ isn't a one-size-fits-all tool. Every brokerage that uses it has its own corpus of internal documents — floor-time policies, dual-agency consent forms, commission structures, marketing guidelines, whatever else your brokerage operates by. Those documents get ingested alongside Arizona state law and AAR forms, and they answer questions in your brokerage's specific context.

Isolation is enforced at the database level, not just the interface. An agent at one brokerage cannot see another brokerage's internal documents — even if they knew the exact filename or the specific policy they wanted. Row-level security in the database means cross-brokerage leaking is architecturally impossible.

When a brokerage hasn't uploaded a specific policy document, reTEQ refuses to fabricate one. Asked "What is our brokerage's floor time policy?" against a brokerage with no such document, the AI honestly says "I don't have that document in your corpus." Honest refusal is the guardrail against hallucination.

The next question you didn't know to ask.

After every answer, reTEQ surfaces two or three related questions the agent might want to ask next — adjacent compliance issues, "what happens if" scenarios, common follow-ons. Not rephrases of the current question. Actually different lines of inquiry.

Click a suggestion and it fills the composer, ready for you to review, edit, or send. It doesn't auto-fire — the agent stays in control. But it reveals the questions the agent hadn't thought to ask, which is where the tool earns its keep.

Every answer in reTEQ can be rated by the agent who received it — thumbs up, thumbs down, and an optional note explaining what worked or what missed. That feedback doesn't disappear into a bucket. It flows into three specific places.

One, it's durable — the feedback and note persist on the message forever, visible to the agent when they come back to the conversation later. Two, it lands in the broker's analytics dashboard so the broker sees where their team is struggling. Three — and this is where the compounding value lives — it becomes a Q&A draft that the broker can approve into curated content.

When a broker approves a draft, that broker-vetted answer surfaces on future retrievals for the whole team. Over months, your brokerage builds a proprietary layer of institutional knowledge — the accumulated wisdom of your senior brokers and top agents, accessible to every new hire from their first day.

Every claim in an answer is traceable to a specific source in the corpus. When the corpus doesn't cover a question, the AI refuses to guess.

Verbatim quotes for legal language.

When an answer references specific language from a statute or a form, it quotes that language exactly. Paraphrase is allowed as commentary around the verbatim text, not in place of it.

Data isolation by database enforcement.

Brokerage-specific documents are separated by row-level security in the database — not by application-layer permission checks that could be bypassed.

Feedback drives retrieval quality.

When an agent thumbs-down an answer, the specific source chunks that appeared in that answer get demoted in future retrieval scoring. Over time, low-quality corpus content stops surfacing.
